We also work in the newer subdivisions on the city's outskirts, where the base work is typically better but drainage grading around new construction can still cause standing water against a driveway edge if it wasn't planned correctly.
Newark's proximity to the Newark Earthworks and its historic downtown means some properties, especially closer to the older core of the city, have mature trees with root systems that can heave a walkway or driveway edge over the years. We factor root pressure into the excavation and base plan when it's a factor on a specific property.
"A lot of the Newark driveways we look at were poured with a shortcut base 20 to 30 years ago, and it shows in the cracking pattern — long, roughly parallel cracks across the width of the slab, which usually means the base settled unevenly rather than the concrete itself failing. When we replace a driveway like that, fixing the base is most of the job. The pour itself is the easy part."
